NC500 hotspot Achnahaird Beach for sale in 9000 acre £2.7m Coigach estate

Achnahaird beach up for sale in 9000 acre Wester Ross estate listed for £2,750,000, with local community council to consider a buyout.

Strutt and Parker have listed Badentarbat Estate in Wester Ross, which at 8887 acres is described as a “significant portion of the Coigach peninsula” with “significant sporting opportunities” by the estate agents.

The estate is listed for £2,750,000 and includes a 6-bedroom traditional lodge, which is in need of an upgrade according to Strutt and Parker.

Badentarbat Estate covers Coigach common grazing areas including the Reiff, Altandu and Camascoille.

As well as this, four of the Summer Isles — Eilean a’Char, Eilean Chonaid, Eilean Fada Beag and Eilean a’Ehuic — are also included in the listing. The Summer Isles are a group of around thirty islands varying in size which are renowned for their beauty and are located across from Achiltibuie on the mainland.

The estate also includes Achnahaird Beach — which is considered to be one of Scotland’s most beautiful beaches, and a jewel of the Highlands.

Coigach Community Development Company (CCDC) are planning to have an open discussion about the community’s right to buy.

CCDC said: “Coigach’s Badentarbet Estate is currently advertised for sale on the open market. In Scotland communities have a right to buy the land that is important to them when it goes up for sale. CCDC is one vehicle for the community to achieve this. Another is a Crofting Community.

“CCDC is hosting an open discussion meeting for all in the Coigach Community Hall on June 27 at 6pm. There will be an independent chairperson and the staff team will present some ideas and we will decide together how to proceed.

“Many communities have bought an estate in Scotland, this gives them the options to build housing, and manage their land themselves for future generations.”

Strutt and Parker, in their listing for Badentarbet Estate, state that: “Whilst crofting has no impact on the landowner’s use and enjoyment of the traditional sportings (the deer stalking, fishing and game shooting), the enshrined legal rights of the crofters and common graziers are such that activities including renewable energy development, peatland restoration and new woodland establishment (together with associated carbon accreditation) rely on a collaborative approach between the landowner and crofting communities so that the benefit accruing from them financially is shared.

“A further opportunity under current Scottish law which stands apart from Crofting Legislation is that of a Community Right to Buy. This enables community bodies anywhere in Scotland to register an interest in land which gives them the opportunity to buy that land when the owner chooses to offer it for sale.”
